This report is the cost-effective choice for most homebuyers. Mainly suitable for straightforward homes built within the last 150 years. It does not detail minor repairs or matters of minor significance, but addresses the important items that may affect your decision to purchase. To enable you to make a reasoned and informed judgement on whether or not to proceed with the purchase.

The property is subjected to an inspection, typically lasting two to three hours, covering the same parts of the building that would be seen in a building survey.The main features and objectives of the report are:

An Overall Opinion - whether the property is considered a reasonable purchase - which sets the tone of the report;

An element-by-element report that focuses on defects and shortcomings, which are considered 'significant' and 'urgent' matters, which may adversely affect value, or be considered a health and safety issue, including location, exterior and interior condition (movement, damp, timber defects etc), services (though these are not tested unless separately instructed), and legal matters that should be referred to your legal advisers;
A summary that draws together 'Action' points considered to require urgent attention and matters that are likely to be significant in a decision to purchase (to be clear what decisions and actions you should take before committing to buy);
